Condominium & Apartment Snow Removal

Set out winter responsibilities for the shared spaces residents use every day. Royal Spruce provides snow-removal proposals for condominium and apartment properties, with parking, pedestrian access and site restrictions reviewed together.

Plan Around a Property That Stays Occupied

Resident vehicles, visitor parking and building entrances can remain busy outside standard business hours. Your winter scope should describe how crews gain access and what happens when parked vehicles or deliveries prevent clearing.

Identify the main entrance, secondary exits, pedestrian routes, waste areas and garage approaches. Tell us about concierge arrangements, gate controls and who can coordinate with residents when access changes.

Review Three Distinct Parts of the Property

Resident & Visitor Parking

Map the aisles and spaces to be maintained. Explain visitor turnover, reserved spaces and any arrangements for moving vehicles.

Entrances & Walkways

List routes between parking, doors and common facilities. Flag stairs, narrow passages, sensitive finishes and areas requiring hand work.

Garage & Service Access

Identify ramps, gate equipment, overhead restrictions, waste collection and delivery access. Special areas need their own assessment and agreed scope.

Coordinate Management, Staff & Contractor Roles

  • Name the property manager and the on-site contact.
  • Separate contractor work from tasks handled by building staff.
  • Set out access arrangements and how obstructions are reported.
  • Agree how requests for additional treatment are communicated.
  • Mark approved pile locations and discuss when relocation is needed.

Prepare for the Board or Management Review

Send the requested service areas and your procurement requirements together. A clear proposal can distinguish regular work, optional areas and separately authorized services. Royal Spruce carries $5 million in liability insurance; tell us what documentation your management team needs.

Questions About This Service

Can you work with a property manager or condominium board?

Yes. Identify who can approve the proposal and who coordinates access. Share the scope, submission deadline and any vendor documentation requirements.

Does the service cover individual balconies or building roofs?

Those areas are not part of a standard parking lot and walkway proposal. The written scope identifies the specific areas covered.

What if snow-storage space is limited?

Discuss the usable storage areas before the season and define how relocation or off-site hauling can be authorized when needed.
