Toronto
Toronto, Etobicoke, North York, Scarborough, York and East York.
Keep parking lots, loading areas and walkways accessible through winter. Royal Spruce provides commercial snow removal, salting and sidewalk clearing throughout the Greater Toronto Area, including Mississauga, Oakville, Vaughan, Toronto, Etobicoke and Brampton.

A reliable winter service starts with reliable equipment. Here are a few shots from our fleet.

Define the areas that need attention before winter arrives, including parking lots, loading areas, entrances and pedestrian routes.
Plowing for commercial parking lots, loading docks and access lanes. We agree on priority areas, snow placement and service requirements before the season begins.
We decide when de-icing is needed based on site conditions. Freezing rain and ice can require salting even when there is no snowfall. Materials and covered areas are agreed in your proposal.
Snow clearing and de-icing with salt or liquid for agreed sidewalks, entrances and pedestrian routes. Keep staff, customers and visitors moving between parking areas and the building.
Nightly site checks help identify snow and ice conditions that need attention. The service scope sets out which areas are monitored and how conditions are addressed.
Property managers need clear records and direct communication. We plan snow placement, vehicle access and pedestrian priorities before winter, then document service and keep Management informed.

For industrial and commercial properties, tell us about truck access, loading docks, shift changes and overnight parking. Your plan should identify where snow can be stacked without blocking delivery routes or available parking.
For plazas, offices and mixed-use properties, include opening hours, customer entrances and shared access lanes. We discuss walkway clearing, salt or liquid de-icing, and snow placement around pedestrian routes.
For warehouses, commercial buildings and condominium properties, identify vehicle entrances, visitor parking and any limits on snow storage. Ask about relocation or off-site hauling when the property needs more room.
Every property is assessed individually. Service availability, response arrangements and included areas are confirmed in your proposal. Request a quote for your location.
Before the first storm
Tell us the address, property type and whether you need parking lot plowing, salting, sidewalk service or a combination.
We review site access, operating hours, pedestrian routes, snow storage and any special requirements. A site assessment can be arranged where needed.
Your quote sets out the covered areas, service arrangements and pricing. Seasonal, usage-based and capped de-icing options can be discussed for your property.
Use our commercial winter planning checklist to prepare your site details.
Property manager reporting
Snow and ice-management records can include the date, time and work performed, supported by time-stamped photos and dashcam footage. Discuss your reporting requirements before the season so the information, format and recipients are clear.
Identify the property address, the service date and the recorded time. Specify the parts of the site covered by the visit.
Distinguish plowing, salt application and pedestrian work. Agree how access restrictions, obstructed areas and requests for further attention should be noted.
Discuss which photos or footage are available, who receives the records and how questions about a visit should be raised.
These are reporting details to agree for your property. The service agreement determines the records and communication arrangements provided.
Questions from property managers
The plowing trigger is agreed for your property and recorded in the proposal. Confirm the accumulation threshold, the areas it applies to and any priorities linked to opening hours or deliveries. Ice treatment is considered separately and may be needed without snowfall.
Discuss repeat passes, priority access and cleanup after the snowfall when agreeing the scope. The proposal should state the timing arrangements and how additional visits are included or charged. Conditions, access restrictions and the agreed service plan determine the work required.
Identify regular parking restrictions before the season and confirm who can arrange vehicle movements. Agree how obstructed areas and any return visit after vehicles move will be handled in the property scope.
Call 365-292-3365 with the property address, the exact area affected and when you noticed the issue. Mention any blocked access or changed conditions. Photos can be emailed to royalsprucelandscaping@gmail.com. Follow the service-contact arrangements in your agreement.
